Advised a three-sponsor syndicate on the structuring and acquisition of a small commercial portfolio across Masaki and Mikocheni — two buildings and one development site.
The sponsors had a yield target but no agreement on which assets to pursue, no independent valuation, and three separate vendors each with their own counsel. They needed a coordinated close within a single quarter.
We ran a structured intake with all three sponsors to align the mandate, built a shortlist against that mandate, commissioned independent valuations on the two income-producing assets, and coordinated a single legal close across three law firms — with the development site held back for a second tranche.
Two buildings acquired at a blended yield in line with the syndicate's underwriting; the development site acquisition followed six weeks later. Full tenancy due diligence completed before close; no post-close disputes.
